Top Home Renovations questions
1. Do we have to pull permits?
FIVE40 Remodeling always recommends pulling the proper permits for any job. This provides safeguards to the customer and establishes an advocate who is there to ensure that all construction methods are correct and safe. However, there are many instances in which permits are not required and it’s totally up the homeowner if they wish to obtain them. The code says that permits are not required when replacing like for like materials such as a bathroom or kitchen remodel in which fixtures and materials are updated but no changes to the layout of plumbing or electrical are made. There is also no need for permitting when replacing non structural or mechanical materials such as interior or exterior trim, doors, or flooring.
2. Can we live in the house during construction?
The process to obtain a building permit typically takes up to 30 days. During this time the city will review all documents and issue any corrections or changes they want, this is commonly referred to as “red lines.” If any changes are needed, our architects and engineers will address these and resubmit the package for review. Once approved, permit fees are paid, and the permit is issued. Some cities offer rebate incentives of permit fees in order to encourage timely completion.
3. Can we remove interior walls to modify the space?
Anything can be done provided there is a sufficient budget for it. There are 2 types of walls in the home, Load bearing walls, which hold up the roof and support the structure of the building. These can be moved but will require bracing and structural modifications to transfer the load to new points. Non load bearing walls can be removed pretty easily and require little more than cosmetic repairs once complete. It is very important to have a qualified contractor and engineer verify whether any walls are load bearing before attempting to remove them as the results of a mistake in this could be catastrophic and potentially deadly.
